Creative Workspaces in Central London

For the first time in the organisation’s near 20-year history, Forma will launch a permanent home in South London this July made possible through the vision and support of Southwark Council, Mayor of London and Arts Council England. This exciting new development, designed by Sanchez Benton architects in collaboration with curator Aldo Rinaldi, artist Gabriel Kuri and horticulturalist Nigel Dunnett, is located just off Bricklayers Arms roundabout and will house; our office, affordable artist studios, a residency space, a central event space, a large rooftop garden and a café/bookshop to launch in the near future.

FormaHQ has been set up with the intention of providing high quality below market rate secure studio tenancies with rents starting at £250 per month for a 2 year fixed term.

We currently have 5 studios for rent and our aim is to establish a collaborative and welcoming community at FormaHQ - one that encourages a vibrant environment for creative practice and dialogue. As part of this Forma’s Curator will work with commissioned artists, local residents and studio holders to programme regular public events in the main space. Therefore we are seeking applications from prospective artists who will want to engage with and understand the public nature of the building, supporting a vibrant and respectful working environment. In addition, given the dynamic nature of the space, we are considering applications for those working in a dry studio practice only.

We would like to welcome our first occupants from 1 July 2021. To apply for a studio at FormaHQ please register your interest via the online application form. We are accepting applications on a rolling basis, ie: there is no deadline for expressions of interest and only applications made via Zealous will be considered. If you have any questions about the process or require assistance with your submission please contact us on studios@forma.org.uk. Once the studios have been filled we will reach out to all other parties who have registered their interest and offer a waiting list for FormaHQ and our second studio site - Stanstead Road.

More Details

There are 5 available studios at FormaHQ: Studios 1-4 all measure 17ft x 8ft/136 sq ft and Studio 5 measures 17ft x 16.2ft/275.4 sq ft

We are asking those working in a 'dry' practice to apply for FormaHQ. If you work in 'wet' materials or require a larger space then please consider our Stanstead Road site coming soon.

Studios are provided an affordable rate of £22 per sq ft per year

The studios are available on a 2 year lease (fixed rent guaranteed) which will then be reviewed by Forma with a possible extension for further 2 year terms. Artists can leave at any time with a 2 month notice period providing we have secured a new occupant for the studio.

Occupants will have 24-hour access to the building. All of our studios are centrally heated with WiFi and come with individual electricity meters. They each are fitted with large windows and security grilles that can be open and closed.

All of our studios are at ground floor level and are wheelchair accessible during opening hours; however our security grilles at the front of the building may mean that the building is not suitable for all applicants. We endeavour to ensure as wide an access as possible therefore if you have specific access requirements please do get in touch on studios@forma.org.uk.

Studio holders will have access to the communal kitchen area with basic food preparation equipment and an accessible, all gender toilet.

Studio holders may use the public roof garden during opening hours

The FormaHQ is centrally located on the edge of Zone 1. Elephant & Castle, Borough and London Bridge Underground stations are 10-15 minutes walk and there are numerous bus connections within a few minutes from the building. The building is accessible by car and we sit within the Congestion Charge Zone however there are limited car parking facilities available.


Forma Studios Forest Hill

In tandem with the opening of FormaHQ, Forma will be developing a second studio site in Forest Hill consisting of 6 self-contained artist studio spaces. This additional studio complex due to open later in the summer will provide affordable studio space to artists working across all mediums, focusing on those with a wet studio practice. Forma’s Forest Hill studio complex is situated 2 minutes from Forest Hill overground station, providing good connections to East London via the East London Line and quick transfer to London Bridge [14mins].
